Why Stamp Duty Matters in Property Purchase
Stamp duty is a government tax levied on property transactions and is one of the largest transaction costs in buying property in India. Unlike home loan interest which is spread over years, stamp duty is paid upfront at the time of property registration and can amount to 5–7% of the property value — on a ₹1 crore property, that's ₹5–7 lakh in additional cost.
Understanding stamp duty is critical for budgeting your property purchase. Many first-time buyers focus only on the home loan EMI and down payment but are surprised by the registration costs at the time of purchase. Including stamp duty in your initial budget planning prevents financial stress at a crucial stage.
Stamp duty rates vary significantly by state, property type (residential vs commercial), buyer category (male vs female), and property location (urban vs rural). Some states offer concessions for affordable housing, first-time buyers, or women buyers.
State-wise Stamp Duty Rates 2025
Maharashtra: 5% stamp duty for properties above ₹30L, 1% below ₹30L (metro), 4% in rural areas. Women buyers get 1% reduction (pay 4% in metro). Registration fee: 1% of property value. Total for ₹50L property in Mumbai: ₹2.5L stamp duty + ₹30K registration = ₹2.8L.
Karnataka: 5% stamp duty for properties above ₹45L, 3% for ₹21-45L, 2% below ₹21L. No gender concession. Registration fee: 1%. Total for ₹60L property in Bangalore: ₹3L stamp duty + ₹30K registration = ₹3.3L.
Delhi: 6% stamp duty for male buyers, 4% for female buyers, 5% for joint (male+female). Registration fee: 1%. Total for ₹80L flat: ₹4.8L (male) or ₹3.2L (female) + registration.
Tamil Nadu: 7% stamp duty, 1% registration fee, 0.5% transfer duty = effectively 8.5% total. No female concession. Total for ₹50L property: ₹4.25L.
Telangana: 4% stamp duty + 0.5% transfer duty + 1.5% registration = 6% total for residential properties above ₹20L.
Female Buyer Concessions — Save ₹1-3 Lakh
Several Indian states offer stamp duty concessions to encourage property ownership in women's names. Maharashtra: 1% concession (5% → 4%), saving ₹1L on a ₹1Cr property. Delhi: 2% concession (6% → 4%), saving ₹2L on ₹1Cr. Rajasthan: 1% concession. Punjab: 2% concession.
For joint ownership, the concession applies only if the property is registered in the woman's name as the first holder. A property registered as 'Husband + Wife' without specifying the woman as first holder may not get the concession in all states.
Strategy: if you plan to buy property jointly, registering in the wife's name as the first buyer not only saves stamp duty but also provides legal security. In case of unfortunate events, the property transfer to the surviving partner is smoother. Consult a property lawyer for optimal titling strategy.
Calculating Total Registration Cost
Total property registration cost = Stamp Duty + Registration Fee + Miscellaneous charges. Miscellaneous typically includes document handling fees (₹500–2,000), franking charges, and stamp paper costs.
Example: ₹75,00,000 flat in Bangalore, male buyer: Stamp duty (5%) = ₹3,75,000 + Registration fee (1%, capped at ₹30,000) = ₹30,000 + Misc = ₹2,000. Total = ₹4,07,000. Budget approximately 5-6% of property value for registration costs in most states.
Payment method: stamp duty must be paid online via GRAS (Government Receipt Accounting System) or through bank challans before registration. Most sub-registrar offices now require proof of online payment. Keep all payment receipts as they're needed for future property transactions.
