Home loan eligibility in India is primarily determined by the Fixed Obligation to Income Ratio (FOIR) — the percentage of monthly income going toward total EMI commitments. Most banks set FOIR at 40-50% for salaried individuals and 50-65% for self-employed professionals. For example, a person with ₹1 lakh monthly in-hand salary and no existing EMIs can typically get a home loan EMI up to ₹40,000-50,000. At 8.5% interest for 20 years, this translates to a loan of approximately ₹42-52 lakhs.

The Loan-to-Value (LTV) ratio caps how much a bank will lend against property value: RBI guidelines mandate maximum 90% LTV for loans up to ₹30L, 80% LTV for ₹30L-75L, and 75% LTV for loans above ₹75L. This means the buyer must arrange 10-25% as down payment from own sources. Adding a co-applicant (spouse, parent, or earning sibling) can increase eligibility by combining incomes — banks typically allow the co-applicant to contribute 50-100% of their income to the eligibility calculation.

CIBIL score (credit score) is the gatekeeper for home loan approval in India. Most banks require a minimum score of 700, with 750+ getting the best interest rates. A score below 650 results in outright rejection or very high rates. The score reflects repayment history, credit utilization, loan types, and inquiries. First-time borrowers with no credit history (thin file) can be approved via CIBIL's 'CIBIL Score 1' for new-to-credit individuals, or by demonstrating 12 months of consistent banking with salary credits.

Common use cases

  • Calculating maximum home loan eligibility based on monthly salary of ₹80,000 with existing car loan EMI of ₹12,000
  • Determining whether adding spouse as co-applicant increases eligibility sufficiently to afford a ₹90L flat in Bengaluru
  • Estimating required down payment based on property value and LTV limits for a ₹60L property
  • Reverse-calculating what salary is needed to be eligible for a ₹75L home loan at current rates
  • Checking how CIBIL score of 720 vs 780 affects interest rate offered and total EMI payable over 20 years

Tips for best results

  • 1Pay off small outstanding loans (personal loans, credit card dues) before applying — even a ₹5,000 EMI reduces eligibility by ₹3-5L
  • 2Apply for a home loan with your existing salary account bank first — they offer faster processing and often 0.1-0.25% lower rates for existing customers
  • 3Check CIBIL score 6 months before applying and dispute any errors — score corrections typically take 30-45 days to reflect
  • 4Add parents as co-applicants even if they are retired — rental income, pension, or fixed deposit interest can count toward eligibility
  • 5Avoid applying to multiple banks simultaneously — each inquiry reduces your CIBIL score by 5-10 points; use a single pre-approval application via aggregators

What is FOIR and how does it affect home loan eligibility?
FOIR (Fixed Obligation to Income Ratio) is the proportion of your monthly net income committed to loan EMIs. Most banks set FOIR at 40-50% for salaried and up to 65% for self-employed. Formula: Maximum EMI = Net Monthly Income × FOIR. Example: ₹80,000 net income with 40% FOIR = ₹32,000 maximum EMI. Existing obligations (car loan, personal loan, credit card EMIs) are deducted first. If you have ₹8,000 existing EMI, available EMI for home loan = ₹32,000 - ₹8,000 = ₹24,000, significantly reducing eligibility.
Does adding a co-applicant increase home loan eligibility?
Yes, significantly. Banks combine the incomes of all co-applicants and apply FOIR to the combined income. Example: You earn ₹60,000/month and spouse earns ₹40,000/month. Combined income = ₹1,00,000. At 40% FOIR, maximum EMI = ₹40,000 vs ₹24,000 alone — a 67% increase in eligibility. The co-applicant also shares legal ownership and responsibility for repayment. All co-owners of property must be co-applicants; co-applicants don't have to be co-owners.
What is the minimum CIBIL score for a home loan in India?
Minimum CIBIL score requirements by bank type: Public sector banks (SBI, Bank of Baroda) — 650 minimum, 700+ preferred; Private banks (HDFC, ICICI, Axis) — 700 minimum, 750+ for best rates; Housing Finance Companies (HDFC Ltd, LIC HFL) — 650 minimum; NBFCs — may accept 600+ but at 2-3% higher rates. A score of 800+ typically gets you the lowest offered rate. Each 25-point improvement in CIBIL score above 700 can reduce interest rate by 0.05-0.25%, saving lakhs over a 20-year loan.
How much home loan can I get on a ₹1 lakh monthly salary?
On ₹1 lakh monthly salary with no existing EMIs: at 40% FOIR, maximum EMI = ₹40,000. At current rates of ~8.5% for 20 years, this supports a loan of approximately ₹42 lakhs. At 50% FOIR, maximum EMI = ₹50,000, supporting ~₹52 lakhs. However, banks also apply LTV restrictions — for a property above ₹75L they fund only 75%, meaning on a ₹80L property, bank funds ₹60L maximum regardless of income-based eligibility. Total eligibility = minimum of FOIR-based limit and LTV-based limit.
